Culver TIF District Additions Get OK from Plan Commission

  
 

The members of the Culver Redevelopment Commission went before the Culver Plan Commission Tuesday night to present the approved addition of three parcels to the TIF District.

Redevelopment Commission President Kathy Clark said the plan commission members found that the proposal meets the specifications of the town’s comprehensive plan and now it will go before the Culver Town Council for approval.

The three parcels added include 24.8 acres owned by Kevin Berger and an adjacent home on that property along State Road 17, plus a southern area of Culver on Tamarack and West Shore Drive.

A public hearing on the additions to the TIF District will be held on Monday, June 16 at 5 p.m. ET at Culver Town Hall.

Clark said the TIF District process started in 2003 and the redevelopment commission is attempting to make sure all that can be included is included in the district.

“What we’re trying to do now is expand to make sure that we’re covering everything that’s occurred in the last 11 years,” said Clark. “We started these TIF Districts and set them up in 2003. That’s a lot of change. Things move quickly. Businesses are changing rapidly. We have invested a lot in the community and we want to try want to help them a little bit if we can.”

The money that will be used from the new parcels will go toward the installation of infrastructure to attract a developer for affordable housing as that is a big issue in Culver, according to redevelopment commission members.

Clark also explained that there is some movement with existing businesses where the money collected could assist them.

No additional taxes will result from this venture to taxpayers. It’s strictly an allocation of tax funds.

“Nothing will change on your taxes at all based on the fact that we’ve just now noted that you’re a property that we can work from. If you own a business and if you decide to put on a 2,000 square foot addition, any tax money that is generated from that addition would go straight into the redevelopment fund.

That money can be used for improvements within the TIF District, or economic development area.
